We've officially entered renovation mode at our house! What started as a kitchen remodel has expanded to touch nearly every inch of our first floor. We've moved all the furniture into storage and are currently living between the second floor and the basement—getting creative with how and where we do just about everything!
This process has reminded me how much work happens before the first hammer even swings. Whether you're planning a renovation soon or just dreaming about one, here's what I've learned (and relearned) in real time.
1. Define Your Goals
Are you updating to sell, to improve functionality, or to create your dream space? Knowing your “why” will keep your decisions focused.
2. Choose the Right Professionals
Interview architects or designers if your layout is changing. Then hire a contractor with great references, clear communication, and a realistic timeline. You're building a team—make sure it's a good fit.
3. Drawings & Permits
Scaled drawings are essential for layout changes and permit approval. Permits vary by location and can take time—so plan accordingly.
4. Budget Wisely
Estimate everything: design fees, labor, materials, storage, and temporary living needs. Then add a 5-15% buffer for unexpected surprises (they always happen).
5. Make Your Selections Early
From cabinets and appliances to tile, lighting, pulls, and countertops—there are a lot of decisions. Ordering early helps you avoid delays and keeps the project moving forward.
6. Think Tech & Function
Plan now for smart lighting, speakers, outlets, or charging stations. These are tough (and expensive) to add once walls are closed.
7. Plan How You'll Live Through It
This is where it gets real! Where will you cook, sleep, store things, and breathe during the project? Our setup is a work in progress—but prepping ahead has made it livable.
