If you spend any time on social media, you’ve likely seen the posts: “Sold in Two Days!” or “Multiple Offers in 48 Hours!” While those headlines certainly grab attention, they can also create a false narrative. A homeowner considering a sale may assume that success happened effortlessly or without much planning. In reality, the opposite is usually true.

For many of the sellers I work with, we begin developing a customized listing strategy anywhere from three weeks to six months before their home ever hits the market. Every home, every seller, and every set of goals is different, which is why there is no one-size-fits-all approach.

Preparation Is Everything

The first and most important step is preparation. Nearly every home benefits from decluttering because the way we live in a home and the way a home should present itself for sale are often very different. Sellers must shift their mindset from viewing their house as a home to viewing it as a financial asset. From there, we determine which improvements will have the greatest impact: staging, painting, minor updates, landscaping, window cleaning, gutter cleaning, deep cleaning, or sometimes all of the above.

While this stage can be the most time-consuming and emotionally taxing, it is also one of the most valuable. Buyers consistently pay a premium for homes that feel move-in ready and help them envision a lifestyle from the moment they walk through the door. Skipping the preparation phase can result in fewer showings, fewer offers, and ultimately a lower sale price.

Building Anticipation Before Launch

Equally important is pre-marketing. Imagine if a movie studio released a blockbuster without a trailer, or if Apple launched a new product without teasing it first. Great marketing builds anticipation and creates demand before opening day. Real estate is no different. A thoughtful pre-marketing strategy generates awareness and creates momentum before the first showing even takes place.

So when you see a home that sold in two days, remember that the real work likely started months earlier. The preparation, planning, and marketing are what created the conditions for a successful launch.

The most successful sales rarely happen by accident.
